Every great project starts with a vision, but the truly exceptional ones begin with a discovery. When we were approached for this beautiful project in Pointe aux Piments, our client had a clear goal: to maximize the revenue potential of their land. They came to us with an existing set of architectural plans for a sprawling, single-family home featuring a ground floor of 262 square meters and a first floor of 244 square meters.
However, we believe in looking at the bigger picture—literally. Before settling for the status quo, we conducted a comprehensive drone site visit to analyze the environment. We made a crucial discovery: despite being wonderfully close to the Pointe aux Piments beach, the existing plans offered absolutely no sea view from the first floor.
We knew we could do better for our client. Earning their full trust, we discarded the original concept and redesigned the entire project from scratch, keeping environmental factors like sun trajectory, coastal winds, and optimal view angles at the heart of our blueprint.
The result? A breathtaking, multi-level luxury residence where the magnificent ocean becomes visible the moment you step onto the first floor.
We transformed a standard two-story home into an exquisite, multi-unit luxury complex (Ground + 3 Floors + Mezzanine), designed for ultimate comfort, entertainment, and high-yield returns.
The Residences: Six exclusive, sea-facing luxury units, encompassing four beautifully appointed 2-bedroom apartments and two extravagant 1-bedroom penthouses. Every single bedroom boasts its own en-suite bathroom for maximum privacy and luxury.
The Ground Floor Experience: Designed like a boutique hotel, the ground floor features a welcoming reception lounge, a fully equipped kitchen, kitchenette and staff area with pantry, and an open buffet serving area complete with a traditional pizza oven. Entertainment is endless with a dedicated cinema room, a pristine swimming pool and a bar area.
First Floor Leisure: Home to two of our 2-bedroom units, this floor also features a communal lounge and a billiard table for residents to unwind.
Second Floor Oasis: Elevating the luxury further, the second floor houses two more 2-bedroom units alongside a second magnificent swimming pool.
Third Floor & Mezzanine Penthouses: The crown jewel of the design. This level features an outdoor rooftop garden and our two lavish 1-bedroom penthouses. Each penthouse is split across two levels via a mezzanine, offering chic common spaces on the first level and a private, elevated bedroom with en-suite and jacuzzi on the second.
Infrastructure & Accessibility: The complex includes a secure basement for the generator, a security hut, a 2-car covered garage, four outdoor parking spaces, a wheelchair-accessible toilet on the ground floor, and seamless access via a central lift and primary staircase, fully supported by a dedicated emergency staircase.
By daring to reimagine the possibilities, we didn't just design a building; we created a highly profitable, unforgettable coastal destination.
Looking at this through the lens of standard real estate and hospitality economics, and evaluate the revenue transformation. Here is an insightful breakdown of how our redesign dramatically elevated the client's return on investment (ROI).
The Baseline (The Original Plan) The original design was essentially a large, 4-bedroom single-family villa (Guest room on the ground floor , Master and two bedrooms on the first floor ).
Monetization limitation: It represents a single key property. Whether rented on AirBnB or long-term, it can only be rented to one group or family at a time.
The New Reality (Our Design)
Our redesign transformed the property into a six-key boutique aparthotel with premium amenities (multiple pools, cinema, bar) and, crucially, sea views.
1. Short-Term Rental (OTA/AirBnB) Estimation:
Original Villa: A luxury 4-bedroom villa without a sea view might command a respectable rate, let's estimate this as a baseline of 1x daily revenue.
New Apartments: We now have four 2-bedroom units. Because they have premium amenities and sea views, a 2-bedroom unit can often command 50% to 60% of the nightly rate of a standard 4-bedroom villa. (4 units * 0.5x = 2x daily revenue).
New Penthouses: The two 1-bedroom penthouses, offering mezzanine luxury and rooftop gardens, can be priced at a premium, often equal to 40% of a full villa's price per night. (2 units * 0.4x = 0.8x daily revenue).
Overall Increase: The daily revenue potential shifts from 1x to roughly 2.8x. Factoring in the premium "boutique hotel" amenities (pizza oven, cinema, dual pools) which drastically increase occupancy rates year-round, the realistic revenue jump is between 200% to 250%.
2. Long-Term Rental Estimation:
Original Villa: Finding a single high-net-worth family to rent a massive 4-bedroom home long-term limits the tenant pool.
New Apartments: Renting out six independent luxury units appeals to a much wider demographic (expatriate couples, digital nomads, retirees).
Overall Increase: The combined monthly rent of four 2-BHK luxury apartments and two exquisite penthouses with hotel-grade amenities will comfortably generate 250% to 300% more monthly rental income compared to leasing a single residential house.
The Verdict
By changing the architecture to capture the sea view and multiplying the rentable units from one to six, we have effectively increased the client's gross revenue potential by an estimated 200% to 300%, while significantly reducing their vacancy risk (since the risk is now spread across 6 units instead of 1).
